Project Overview
DMA is working as the exclusive plumbing contractors for an ambitious luxury residential development in Wimbledon, London. The project involves two expansive seven-bedroom homes known as Lincoln and Bath Gate. Once completed, each of these properties is expected to be worth north of £8m. The project represents one of DMA’s most technically demanding and logistically complex plumbing installations to date, showcasing our ability to handle large-scale commercial and residential plumbing contracts with precision and professionalism.
Each property features multiple floors, including basements and sub-basements, extensive living spaces, and high-end bathroom suites – a total of 15 bathrooms across both properties – along with plant rooms, underfloor heating connections, and sophisticated water distribution systems. DMA’s role is to deliver a complete plumbing installation from mains supply to sanitaryware connections, ensuring flawless integration, while working alongside other trades on site.
The Brief
DMA was contracted to carry out all plumbing works on this Wimbledon luxury residential project, which has been ongoing 11 years in planning and development. Having already worked successfully on other London-based commerical plumbing projects, including the Battersea Square office development, DMA were chosen for their strong reputation in reliability, communication, and on-site problem-solving.
The brief required DMA to:
Install all mains water supply pipework throughout both properties
Fit and connect plumbing to 15 bathrooms
Coordinate plumbing runs to feed first and second-floor bathrooms from ground-floor mains
Establish efficient riser systems and plant room connections for heating and domestic water
Liaise with architects, designers, and multiple trades to ensure accurate fit to drawings
Maintain high standards of workmanship suitable for luxury residential clients
DMA’s involvement on the project began in March 2025. There is no firm end date in sight for us, but we expect to complete all plumbing works by June 2026, if other stakeholders remain on schedule. To date, DMA is maintaining a dedicated on-site team of two to four engineers throughout.
Our Approach
DMA’s approach has been one of adaptability, accuracy, and collaboration – key qualities when working on complex multi-contractor developments. Our on-site team is led by lead engineer Steve Scott, who boasts over 23 years’ experience as a professional plumber. Supporting him is plumbing engineer Max Phillimore, who’s got five years’ experience. Both Steve and Max have demonstrated an outstanding ability to manage technical detail while staying flexible to site challenges.
1. Technical Precision
DMA’s engineers are installing the mains supply running across the ground floor, routed above the basement. The sub-basement plant rooms act as the operational hub, housing the central water distribution and heating systems, including the electrical and HVAC equipment.
DMA ensured the correct routing and isolation of mains pipework to safely integrate with the underfloor heating system – although not directly responsible for installing the underfloor heating, DMA’s precise connections were critical to its functionality.
All pipework is being installed using press fitting technology – a modern, solder-free method that ensures clean joints and long-term leak prevention. These fittings are so good, they come with a 20-year warranty, and are the new standard for large-scale plumbing jobs, guaranteeing water system functionality and durability.
2. Coordination with Other Trades
As with most large commercial plumbing projects, coordination was essential. With approximately 15 contractors working on-site at any given time, DMA’s engineers need to navigate scheduling clashes and limited access to working areas.
At times, electrical cables were installed before plumbing runs, requiring rework and re-coordination. Despite these setbacks, DMA’s team handled each challenge professionally, working collaboratively with electricians and builders to maintain project momentum.
3. Overcoming Design Changes
Late-stage design alterations introduced by architects and interior designers meant that bathroom layouts and wall positions were occasionally modified after pipework had already been installed. This required DMA to remove and refit certain sections of pipework to align with the updated specifications – a demanding but not uncommon task in high-end bespoke developments.
Thanks to their can-do attitude and deep technical knowledge, Steve and Max were able to adapt quickly, ensuring all installations remained compliant with the revised designs and building regulations.
Project Challenges
Working away from their Poole-based headquarters presented additional logistical and personal challenges for the DMA team. With engineers regularly staying in temporary accommodation around Morden and Croydon, site rotations typically ran in two-week blocks.
Despite the demands of travel and time away from home, DMA’s engineers maintained the company’s high standards and professionalism.
Lead engineer Steve described the project as “challenging but rewarding” due to its scale, design complexity, and the collaborative nature of the build.
Bath Gate, the larger of the two homes, features a basement plant room, open-plan ground floor, and swimming pool (installed by another contractor). DMA’s current focus is completing the first-floor bathrooms, with work on the second-floor sanitaryware to follow once structural amendments are completed by the main builders.
Results and Progress
By autumn 2025, DMA had successfully completed nearly all plumbing installations across the ground and first floors of Lincoln House, preparing for the testing and commissioning phase.
Work on Bath Gate continues in parallel, with DMA carefully sequencing tasks to stay aligned with the evolving construction schedule.
Although completion is anticipated for mid-2026, the project already demonstrates DMA’s strengths in:
